Contractor picked to build Abu Dhabi’s tallest tower

Local developer Sorouh Real Estate has awarded the first major construction contract on its flagship Shams Abu Dhabi development for Sky Tower. The 380-metre-high Sky Tower will be the tallest building in Abu Dhabi and the 15th highest in the world.

The local/Lebanese Arabian Construction Company (ACC) will build the landmark building under an estimated AED 2,000 million ($545 million) contract. The 34-month contract involves the construction of two towers with a common podium.

The taller 83-storey tower will be mixed-use with 40 floors of office space. The second will be a 65-storey residential tower. The total built-up area for both towers and the podium is 530,000 square metres. The local Thermo will execute the mechanical, electrical and plumbing package (MEED 17:11:06).

Sky Tower development on track

Sorouh, Abu Dhabi-based real estate firm, announced on Sunday that construction of its Sky Tower development is running on schedule.

The elliptical-shaped 74-storey tower, due for completion by late 2009, will reach a height of 300 metres.

Solid Project, would love to see how it would all look like when it’s all done. Although i heard that sales of skytower and other sorouh projects are doing very bad, don’t know up to what extent that is true though.

I just talked to Sorouh. No units available…everything sold out. However, in March they are launching another tower. No idea about prices.

BTW, people are saying that Sorough is the AD equivalent of Emaar. Is it true?

I got it at a pretty decent price 1818 psf all incl. And that’s after doing some crazy shopping around with the brokers out there. I don’t think you could find anything out there right now that’s less than 1900psf

I have to give credit to the seller though. He told me he had been offered 1900 psf after he signed with me but decided to honor his commitment. He could easily have backed out since he hadn’t paid a deposit and it’d be next to impossible to get him to pay his penalty.

Sorouh will not keep the title of tallest building in the capital for long. The Landmark, a government tower that is quickly rising beside the Abu Dhabi Investment Authority on the Corniche, will reach 324 metres and Aldar Properties’ Central Market Residential Tower is planned to be 382 metres tall. In the Najmat master development on Reem Island, there are plans for another set of 300-metre buildings called The Wings.

Sorouh’s project is coming up to completion at a time when prices in Abu Dhabi are declining. The consultancy Landmark Advisory said in a report earlier this month that prices dropped by as much as 30 per cent in the first quarter of the year. The average sale price for apartments in Abu Dhabi fell by up to 20 per cent in the first quarter and 30 per cent for villas compared with the previous quarter.

All the same, Landmark said, with a conservative 2 per cent population growth model for this year and next, Abu Dhabi’s property market would still be undersupplied by 27,900 units. At a 6 per cent population growth rate, the housing shortage would reach 45,000 units, the company said.

Sorouh Real Estate, the Abu Dhabi-based developer, announced yesterday that the Sun and Sky Towers have been topped out 100 days ahead of schedule. Both buildings now stand at their full height with their highest beams installed.

The 74-storey Sky Tower and 65-storey Sun Tower are the two tallest buildings in the Gate District, a cluster of eight towers located in Shams Abu Dhabi on Reem Island.

Good progress continues to be made at Shams Gate. The Sun and Sky Towers are nearing handover and the first residents are due to start moving in as soon as June or July. Infrastructure being developed on the surrounding land remains on track and will be completed in time for the handover.

"Sorouh is offering three-to-five-year lease agreements at a very competitive rate, fixed for the term of the lease. Each year, 75 per cent of the rent is converted into potential equity," a spokesman for the Abu Dhabi Securities Exchange-listed company said in a statement.

Tenants can choose at the end of each year to convert their payments into a deposit and purchase their units or continue renting.

today I did the pre-handover Inspection for my flat , The interior finishing is very poor , tower lobby and facility are amazing

for additional car park it cost 150,000AED (too much)

For Sun/Sky tower it is really much better than others in Marina Sq.
perm. power are available, drainage lines are connected and tested to the Island drain system , next week Civil defense re-inspection visit will be done after rectifying the previous comments.
I do expect Sun amd Sky towers handover will start in the frist week in Jan.2011.

Having visited Reem island at least on 10 occassions (until lately people in my property thought I was a sub-contractor !!! hahaha) Believe me the marina cluster of both Rak towers / Gep & others are totally ready.

Sun & Sky has loads of work to be done, be it outside the building or the entrance and other issues … I don’t see how Sun & sky can be handed over before 2 months.

Sun and Sky towers are landmark projects both for Sorouh and for the city, as they are also the first ‘Grade A’ buildings to be delivered in Abu Dhabi’s new investment zone on Al Reem Island. The 74-storey Sky Tower and 65-Storey Sun Tower are the two tallest buildings in the Shams Gate District, a cluster of eight towers located at the entrance of Shams Abu Dhabi on Al Reem Island, and the highest completed buildings in Abu Dhabi. The two towers represent a new style of living in the capital, and comprise a mixture of commercial and residential space, creating the perfect mix for people living and working in the towers.

Both towers feature one, two, three and four bedroom apartments and penthouses with panoramic views of the Arabian Gulf and Abu Dhabi skyline. Sky Tower has 474 residential units and 800,000 square feet of commercial office space. Sun Tower will accommodate 680 residential units. There are 10 penthouses between the two properties, bringing the total number of units to 1,154.

The towers offer a range of quality amenities. They are joined by the Podium, which houses a shopping mall, three gymnasia, including a Ladies-Only facility, cafés and restaurants. Today I viseted sun tower I have seen 2 bedrooms in the 55 floor , they are amazing and the city view is breathtaking and 3 bedroom in the 29 floor it is also amazing and the pool is very big and the gym is very nice btw the mall have waitrose supermarket the mall is 2 levels the seconed level is closed , parking for mall visitores will open soon any question I’m ready

Me acaban de llamar para ofrecer un 1 bed de 936 sq ft por 970K AED, planta 47, tengo que ver las vistas y la orientacion, esta alquilado y tambien ver hasta cuando y si en el precio esta incluida (descontada) la renta del alquiler o habria que descontarla.

Normalmente los 1 bed en Sun/Sky se alquilan por 90-100K AED, segun me han dicho los gastos de comunidad estan por 17 AED/ sq ft, tengo que verificar todo eso.

Se ha vendido muy rapido, ya no hay ningun por esos precios, los precios de hace dos meses son imposibles de encontrar, hay muy poco en el mercado de sun & sky, tambien hay muy poco de gate towers, ya veremos como afecta eso al mercado de alquiler una vez que terminen el edificio.

Me comentan que en Emiratos Arabes hay un boom debido al "arab spring", los arabes con dinero buscan UAE y Jordania como refugio a su capital.
